What is Landautomate?

Landautomate is web software at app.landautomate.com for independent landlords with 1 to 10 rental units. It turns each property's facts (its state, its climate, the building's age, whether it is occupied, and its lease dates) into a dated calendar of the work the year requires, from state compliance deadlines to seasonal upkeep and lease milestones, and emails reminders: an email before each task is due on paid plans, or a monthly digest on the free plan. Every plan, the free plan included for one property, adds rental management: units, leases, a rent and expense ledger, online rent collection by bank transfer, home financials (budgets, loans, cost basis, and equity), maintenance requests, keys and inspections, and an invite only tenant portal and app.

In plain terms, Landautomate is property management software for small landlords, built around landlord task automation. At its core is a landlord compliance calendar by state, generated from state rules that each cite their sources, for all 50 states and Washington, DC, and every state's rules are published on a free guide page. The calendar is guidance with sources, not legal advice.

What you get

  • A generated operating timeline for every property: state compliance deadlines, seasonal upkeep timed to your climate region, and lifecycle work based on property age.

  • Online rent collection: tenants pay each invoice by bank transfer (ACH) into the landlord's own Stripe account. Landautomate never holds the money and takes nothing from rent.
  • An invite only tenant portal and the Landautomate Tenant app: maintenance requests with photos, messages, shared documents, inspections, and renewal offers.
  • Keys and door codes with who holds them, encrypted at rest, and room by room move in and move out inspections with photos.
  • A community provider directory with reviews to help you find contractors.
  • An AI assistant that knows your portfolio: it answers questions, including questions about a photo, and drafts tasks and reminder changes for you to confirm with a tap.
  • The Landautomate app for landlords and the Landautomate Tenant app, on iPhone, iPad, and Android, with push notifications.
  • Calendar export and live calendar subscription feeds.
  • Free state landlord guides with cited sources.

  • Free: 1 property, a monthly email digest, 5 assistant questions per month, rental management, the tenant portal, and online rent collection.
